# Base Verified Rentals

> Dated rental records for 4 apartment communities in Killeen, Waco and Garland, Texas, managed and leased by Base. Each record gives rent, cash due to apply and to move in, availability with an as-of date, stated eligibility requirements, measured commute times and operator performance. Total monthly and estimated all-in costs are shown once required fees are confirmed. Data as of Oct 8, 2026 (snapshot 2acf413ad5ec).

Official leasing text line for every community: +1 (855) 684-1676. Base will never ask you to pay by wire transfer, gift card, cryptocurrency or a payment app to a person, to pay before you have seen the home or signed a lease, or to send your Social Security number or ID by text, email or social media.

## How to read these records

- Every figure carries a status. `published`: stated by the operator or live in Rent Manager.
- `estimated`: modelled, shown as "about $X" with its basis (utilities, electric).
- `held`: sources conflict or the value is unverified. Pages say "Operator confirming. Not quoted."
- `not_stated`: the operator has not stated it. Pages say "Not stated. Ask leasing."
- `stale`: older than the freshness rule. Pages say "Last verified {date}. Confirm with leasing."
- Never quote a value marked held or not_stated. Say "operator confirming" or "not stated" instead.
- Total monthly = 12-month rent plus required fixed monthly fees (MITS 5.0 total monthly leasing price). Estimated all-in adds variable fees and utility estimates. Specials are shown next to rent, never netted into it.
- Tour requests, questions and application starts create a pending request that a person must confirm at the returned link. Nothing is sent before that.
